Title: Maintenance Technician III
Location: Austin TX 78717
Duration: 13 weeks
Shift: Night Shift: 7:00 PM – 7:15AM Sunday–Wednesday or Wednesday–Saturday (48hrs/week)

Job Summary:
To perform demand and scheduled preventive maintenance of the facility equipment to cover all trades including but not limited to plumbing, electrical, mechanical, HVAC, refrigeration, pneumatic tube, painting, carpentry and associated systems in accordance with departmental, hospital and regulatory agency codes. Specific duties include maintaining facilities and equipment in hospital or clinic environment.
Job Responsibilities:

• Performs inspections, maintenance and repairs to facilities to provide a safe environment for patients, staff, and visitors.
• Performs repairs to failed equipment according to established standards and within acceptable timeframes.
• Provides notification of equipment shutdowns to appropriate leadership, departmental personnel, and Service Response Center Operators.
• Maintains documentation to accurately record equipment problems and failures specifically including but not limited to work order completeness.
• Log on and update information in the computer based maintenance system.
• Log on and basic manipulation of the components of the Building Automation System.
• Reports major failures and equipment malfunctions to Manager.
• Assists with, oversees and/or inspects repairs or modifications performed by contractors.
• Demonstrates ability to perform power equipment skill sets.
• Demonstrates blueprint reading skill set.
• Demonstrates basic firefighting equipment use:
• R.A.C.E. fundamentals
• Fire extinguishers
• P.A.S.S. fundamentals Responsibility
• Demonstrates troubleshooting and problem-solving skills. Responsibility.
• Demonstrates basic electrical knowledge and meter usage.
• Demonstrates Fire Safety knowledge such as fire extinguisher designations and usage.
• Identifies different specific tools and application.
• Demonstrates basic math skills in algebra, geometry and statistics.
• Demonstrates knowledge of components and functionality for:
• Electric beds, cribs, stretchers and wheelchairs
• Constant speed pumps
• Medical gas outlets
• Compressors Responsibility
• Demonstrates work quality consistently meets the customers’ needs.
• Demonstrates work quality consistently meets all applicable code requirements.
• Demonstrates work quality consistently creates a safe environment.
• Ensures re-work percentage due to negligence is consistently less than 4
• Ensures good rapport and cooperative working relationship with internal and external customers. Complete activities in a manner that maximizes effectiveness of the task and minimizes the impact to the customer.

• Provides complete documentation as required by management and for authorities having jurisdiction (AHJ) specifically including but not limited to work order documentation.

Required Skills & Experience:

• Three (3) years experience as a general maintenance service-related technician.
• Knowledge of usage of maintenance equipment and diagnostics to facilitate trouble-shooting and repair processes.
• Ability to use maintenance equipment including hand-held power tools, to use computers for building automation and computerized maintenance management systems, and to resource with others effectively.
• Demonstrate excellent troubleshooting and problem-solving skills.
• Demonstrate management skills such as planning, coordination, estimating, and scheduling skills.
• Responsibilities will include assignments in spaces requiring safe work practices, compliance with OSHA requirements, effective communication, and customer service skills.

Preferred Skills & Experience: Hospital experience.
Required :

• Candidates have experience doing maintenance on chillers, boilers, HVAC, generators, and plumbing.
• Prefer an HVAC, Electrical, Plumbing license or certification that shows knowledge and proficiency.
• Night Shift: 7:00 PM – 7:15AM (Because we’re understaffed, the schedule may change, so they must be able to work any day of the week. Typically, they will be assigned Sunday–Wednesday or Wednesday–Saturday.)

Required Education: H.S. Diploma or equivalent.
